Claudia's Beach House	This classic beach house sits on a tidal pond with the most beautiful beach on the island at the end of your driveway. You don’t really need a car, as it is just a short walk to town. A rustic open kitchen/living/dining area with a gas fireplace opens out onto porches and decks with water views all around. Complete with organic kitchen garden, water toys and surfboards. Sleep to the sound of the waves.
Bedrooms	3 - 1 king, 1 double, and 2 bunk beds (movable, not stacked)
Baths	2.5 baths with outside shower. Master bath with shower and luxurious tub en suite.
Maximum Occupants	6 and will accept guests with one dog
Amenities	Dishwasher, washer/dryer, gas grill, gas fireplace, stereo with iPod dock, player and a great library. Internet access (no TV)
Linens and Towels	Tenant must provide
Trash Disposal	Trash pickup is not included. Tenants are asked to dispose of trash in accordance with local recycling ordinances.
Cleaning	$200 Each of our homes has a fixed price for professional cleaning. This cleaning charge is stated in your contract, and is due June 1. Our cleaners do a "turnover cleaning" which includes vacuuming, mopping, and general cleaning of the kitchens, bathrooms, bedrooms, and living areas. Usage beyond normal wear and tear will lead to extra cleaning charges, which will be deducted directly from your security deposit.
Pets	Well behaved dogs allowed
Rental Terms	50% deposit due at lease signing; 50% balance due by June 1
Damage Deposit	$300 due June 1
Rental Week	Arrive and depart on Friday
Fees	There is a $50 reservation fee on all rentals
